Happy Holiday Homes is a full service holiday home management company - handling marketing, finances, guest service (pre/during/post stay), cleaning and maintenance issues on your behalf. We care for your home, you relax.

Happy Holiday Homes can help advise you with this process. If your home was previously registered as a holiday home, it’s a simple form. If it’s a new home or previously used as residential, it’s a more involved process involving a development application (DA) to change the land use from residential to holiday home – some homes will require a BAL (bush fire) assessment to be done as part of this process. The City of Busselton can take 2-3 months to approve a DA. Once you have your DA approved then you have to 'register' your home with the state government - this is a simple process and approval is usually pretty instantaneous.

Happy Holiday Homes will do all the set up for you. This includes a complimentary professional photography package, all the text and creative work and marketing across Airbnb and other leading booking sites.

Airbnb recognise their top performing hosts that have consistently high ratings, quick response times and dedication to outstanding guest experience by awarding them Superhost status.

Superhost hosted homes have better visibility and are more likely to be chosen by guests. These homes average a 5% higher occupancy rates compared to homes without Superhost status.

This increased demand translates to more bookings and more revenue – how much more?

Google Vacation Rentals is a new part of Google’s suite of travel search products, designed to help guests easily find and book accommodation through search, maps and travel options.

Happy Holiday Homes will add your home to Google Vacation Rentals. You are unable to do this yourself as Google won’t work with individual home owners. Note that not all management companies have the technology to work with Google either...

Why does it matter? Google Vacation Rentals currently do not charge any commission. So although there are still costs (technology and payment processing) these are far smaller than the commissions paid to Airbnb, Stayz, etc. Bottom line is more exposure, more bookings at low cost - so you make more profit.

The City and Busselton brought in some 'new' rules in July 2022 - most of which weren't new at all... The highlights are no guests of guests after 10pm (Happy Holiday Homes don't allow this anyway), no pets to be left unattended (or this) and some internal and external signage (which we can arrange free of charge to you).

The next phase is to insist on a response time of 12 hours to any issue - a bit pointless in our opinion, as guests and neighbours would understandably want issues solving a lot faster than that!!!

We don’t take leavers. We close all of our managed holiday homes during these few days of festivities. (Monday-Thursday nights.)

Very good. Peak months remain very strong, however winter is back to pre-covid levels. A lot of inter-state and international visitors are staying in the southwest currently, as well as the regular Perth visitors. This is good because inter-state and international visitors stay longer and are not so concentrated on weekends / school and public holidays. It's wise to set up your home to target inter-state and international visitors!

Yes, for any issues that may arise – this is why you need a good manager – firstly to mitigate any potential problems and secondly to nip them in the bud when they do occur.
We try to keep to a minimum of stay of three nights (longer in peak periods), but will reduce to two nights later, close to arrival date if unsold. This is for two reasons. Firstly, if you sell a weekend for two nights in advance, you've compromised your chance of selling for a longer duration later and making more money. Secondly, the younger party crowd prefer shorter durations, so not offering two nights will mitigate some potential problems.
There are lots of dog owners wanting to bring their furry families along with them. Bottom line is that your home will sell at a higher price, more regularly if you accept pets. However, we recognise this is a personal decision for each home owner and we're happy to discuss options.
